Know all men by these
presents:
That I, James M. BURKE in the
County of Collin and State of Texas in consideration of natural love and
affection I bear my beloved son, William W. BURKE, and for the further
consideration of the sum of ten dollars to me paid by the said W. W. BURKE,
have given, donated, granted, bargained and sold and by these presents do give,
donate, grant, bargain and sel, convey and confirm unto the said W. W. BURKE
his heirs and assigns forever, the follow(ing) described Real Estate to wit:
Forty (40) acres of land, it being the North half of my
80 acre survey that I
James M. BURKE bought of Thomas Young, situated on the
waters of
Honey Creek in Collin County about 11 ˝ miles
North…degrees west from
the town of McKinney, it being part of a 320 acres survey
patented to
J. C. Robinson assignee Benjamin Hail and bounded as
follows to wit:
Thence North twenty (20) chains to my North W. corner, a
stone in the ground,
It being the North
W.B.line Thence East twenty (20) chains to a stone
Thence South 20 chains to the center of the above named
survey
Thence West 20 chains to the center the place of
beginning the W.B. line
Varies of compass set at 10 deg. W
Together with all and
singular the appurtenances thereunto belonging or in anywise incident or
appurtaining to have and to hold unto the said W. W. BURKE, his heirs and
assigns forever and I do hereby covenant and agree to and with the said W. W.
Burke, his heirs and assigns that I will forever warrant defend all and
singular the title to the said premises unto him the said W. W. BURKE his heirs
and assigns against the lawful claim or claims of all and every person
whomsoever claiming the same or any part thereof by through or under me.

this twenty-fifth day of March AD in the year 1873.
